How to effectively use search filters?

AssumeList makes it incredibly easy for you to search for your dream home.  You can search using a variety of filters per your desired location, budget and requirements. Here is how: 


Live MLS Search  

AssumeList's Live MLS search tab is directly connected to the live multiple listing service. The filters allow you to search in real-time the most accurate listing data for any particular home via address, city, county, neighborhood, school, zip code or MLS#.


You can further narrow down your MLS search by price, bedrooms & baths, listing status, and home type. There are also additional search filters under "More", such as property size, lot size, year built, and days on market.  You can also search for homes listed for sale or for rent.



Assumable Home Search   

This is where the magic happens! Using the Assumable Home Search tab, you can search for homes with assumable mortgages based on any number of criteria, include address, city, county, neighborhood, school district, zip code, or even MLS# (if known).


This advanced search filter also enables you to further refine your search data by price, bedrooms & bathrooms, current status, and home type (e.g. single family versus townhouse). There are also search filters under "More", such as property size, lot size, year built, and days on market.


One of the unique features of AssumeList is you can even search for homes with assumable mortgages even if they are listed for rent and not actively listed for sale. There are many cases where homeowners who list their homes for rent may in fact be open to selling if the the right offer came in...therefore, AssumeList gives empowers you to identify these rental listings as well. 


**Note: AssumeList provides the estimated interest rate, mortgage balance, and mortgage payment for rental listings just like homes listed for sale.



Off-Market Search

Our exclusive Off-Market Search filter allows licensed real estate agents and brokers the ability to find homes that are not actively listed on the market. You can perform an off-market search for any particular address, city, county, neighborhood, or zip code.


For a more refined search, you can also filter based on price, beds & baths, and home type. While under "More", you can find search filters, such as property size, lot size, years built, and days on Market.


Keep in mind that these homes are "off-market" and therefore, many do not have photos as these properties do not exist in the MLS database. For any recently sold home that does contain photos and additional data from a prior MLS listing, that information will be displayed where available.
