What is the difference between free and paid property searches?

Free Property Searches

AssumeList's free property search enables non-subscribers/free users to conduct Live MLS searches, encompassing property listings with both assumable and non-assumable loans. However, the live MLS search feature does not specifically distinguish homes with assumable mortgages.


This search is primarily used by consumers who seek to find a home with an assumable mortgage and prefer to be connected with an experienced agent to assist with their search rather than subscribe to a paid plan that provides a list of assumable homes directly.



Subscribed User Property Searches

Subscribed (paid users) gain access to exclusive features such as view all actively listed assumable homes on the market. Subscribers also have the option to set up automated email notifications whenever a property that matches their creiter is listed for sale.  Furthermore, paid subscribers have access to these enhanced filters:


- Loan Type Filter: filter homes based on whether they have a VA, FHA, or USDA mortgage


- Down Payment Filter: filter assumable listings based on the amount of down payment (aka cash gap) the property requires


- Mortgage payment Filter: filter assumable listings based on desired mortgage payment
